Abstract

This article aims to analyze the repercussions of heritage policy and gentrification processes in strategic areas for the recomposition of tourism and the city's international image, which are areas that possess intrinsic landscape, monumental, and heritage consumption value. The research methodology involves document review, scientific and journalistic articles related to the topic, and current empirical research. The results reveal that projects aimed at valorizing its cultural landscape are advancing to promote urban and heritage sustainability. However, real estate speculation and touristification pose challenges in balancing the aestheticization of the city with a participatory, educational, and inclusive approach for the population.
